ACQUISITION CRITERIA

Paramount Realty is a privately owned real estate organization that owns, manages, develops, and leases over 10 million square feet of retail shopping centers throughout the Northeast. Our acquisition criteria is as follows:

TRANSACTION SIZE:
No Maximum: Paramount Realty has experience in underwriting single assets and large retail portfolios in a short period of time.

PROPERTY TYPE:
Shopping Centers: Stabilized or Value-Add Grocery Anchored, Lifestyle, Specialty, Community, and Power Centers with high barriers to entry and strong demographics profiles. Paramount is also focused on new land development throughout the Northeast. 

Minimum Size: $10 Million and 50,000 square feet

TARGETED OPPORTUNITIES:
Stabilized and Value-Add opportunities, and new Land development 

Portfolios: Retail assets as part of a portfolio, concentrated or geographically diverse within a target market.

TRANSACTION STRUCTURE:
Includes all cash purchases with no financing contingencies. Accelerated due diligence and closing time frames.

GEOGRAPHIC PREFERENCES:
Markets in the Northeast including New Jersey, New York, Delaware, Pennsylvania, Connecticut, Massachusetts, & Maryland. Will consider other markets as part of a portfolio transaction.
